Address: Lot 8016 Bannister Marradong Road, Boddington

Barenco Developments Pty Ltd is the owner of Lot 8016 Bannister-Marradong Road Boddington WA. The property has an area of 1000 acres or 413ha of which approximately 73ha is contained within the State Agreement Buffer effecting the Worsley and Alcoa mines.

The Minister for Planning approved the rezoning of the property in November 2007. The land is now zoned Special Use Zone and incorporated into the Schedule of the Shire of Boddington's Town Planning Scheme.  The zone requires the adoption of a structure plan over the whole site. This was approved by the Western Australian Planning Commission (WAPC) in March 2008.

In February 2009 the WAPC issued a subdivision approval for approximately 270 residential lots.

The Approved Structure Plan provides for the following Lot Yields;

  1. Residential                   - 600 lots
  2. Special Residential       - 153 lots
  3. Rural Residential          - 156 lots
  4. Total                            - 909 lots

The project encompassed a broad range of issues from structure planning, servicing, drainage management, contaminated sites assessment, salinity management, local consultation and community development. A super lot subdivision application has now been approved by the WAPC reflecting the various land use components of the structure plan. Work is currently underway to create these super lots.

The stimulus for this project arises from the upgrading of both the Boddington Gold Mine (BGM) and BHP Billiton Worsley's Alumina project (Worsley). BGM will become the largest gold mine in the southern hemisphere.

The Peel Development Commission consider that the Boddington town site will grow by some 2000 persons over the short to medium term as a direct consequence of BGM's operations and multipliers coming from this. Barenco Pty Ltd's project will provide the residential expansion for the town to accommodate the expected demand for accommodation resulting from the expansion of the gold mine.

Recently Worsley has indicated its intentions commence the Marradong phase of the project and this will add to an already expected demand for accommodation in the town. Further, increased exposure resulting from the mines operations will add to this anticipated population growth.

Devx has gained considerable experience through this project in partnering with all levels of government. Close liaison with the Shire of Boddington and the Peel Development Commission (PDC) has been a necessity to meet local and state expectations of housing supply. Devx is currently working with the PDC to explore opportunities for Commonwealth Government Funding for the project and to further assist the Town in its expansion of public services. We are also engaged in local marketing and branding of Boddington's identity through a joint committee supported by the PDC, Shire, BGM, Worsley, Country Builders and ourselves.
